Home inventory tracker for an insurance claim that pays
Paste items room by room with brand, model, serial, purchase date — get a dashboard with RCV, ACV via real depreciation schedule, sub-limit flags, and a proof-of-loss footer.
What it does
Insurance claims pay fast when contents are documented with brand, model, serial, photo, and receipt before the loss. They pay slowly — or get depreciated to nothing — when they're reconstructed from memory after a fire or burglary. This skill builds the home inventory spreadsheet for insurance claims an adjuster will accept without a fight. Paste items room by room in whatever shape you have (loose list, photo descriptions, partial CSV, follow-up to a prior session). The skill normalizes everything into a 15-field canonical row, computes RCV from current market replacement cost, calculates ACV using a carrier-aligned depreciation schedule (TV 7yr, fridge 13yr, leather sofa 15yr, MacBook 6yr, Persian rug appraise-only), and flags every item that hits an HO-3 sub-limit before you find out during a claim it was too late to schedule a personal property rider. Outputs as HTML dashboard, CSV, and a Google Sheets formula block with TODAY()-based depreciation that auto-updates each year you open it. Four bundled references do the work: a useful-life depreciation schedule covering 80+ item categories, an HO-3 sub-limits cheatsheet with the categories where Coverage C caps far below replacement value (jewelry capped at $1,500, silverware at $2,500, cash at $200), an adjuster evidence bar covering the four-pillar standard (proof of ownership, value, loss, compliance) and the photo + serial standards that get claims paid at Tier 1 RCV instead of Tier 4 denial, and a worked sample inventory for a 3BR/2BA home showing the canonical schema across living room, bedroom, kitchen, office, and garage. Will never inflate values, fabricate serials, or backdate purchases — those trigger SIU referral and void the claim under the concealment-or-fraud clause.
